eading is the tightest-access town in our Hampshire–Berkshire corridor, and that's the thing that actually drives price here. The Victorian terraces off the Oxford Road, through Whitley and around Southcote have no side access at all — every post, panel and bag of ballast goes through the house or over the roof of the terrace. Caversham and Emmer Green are gentler: bigger plots, driveways, and boundaries that a barrow can actually reach. Earley and Woodley sit in the middle with 1970s estate gardens and reasonable side gates. Ground is mostly river gravel and clay mix near the Thames and Kennet, which holds water in the low-lying stretches.
